November 2023 MLS REPORT

The National Association of REALTORS® highlighted from a recent profile of home buyers and sellers report, that FSBOs (For Sale By Owners) regret not using a Real Estate Professional. Nationally FSBOs typically sell for less than the selling price of other homes; FSBO homes nationally sold at a median of $310,000 last year, significantly lower than the median of agent-assisted homes at $405,000.

High-Country Realtors® were busy in November. There were 161 closed sales of residential properties in our area for a combined sold price totaling $86.75 million. The combined median sales price for the month was $441,000.

INVENTORY: During November in our High Country four counties of Alleghany, Ashe, Avery, and Watauga the High-Country MLS reports 621 active residential properties with 201 of those being new listings coming onto the market in November. For most of our area, new listings were up compared to the same time last year. The median days on the market for residential properties is 52 days. Land inventory is certainly plenteous at 1,581 active listings 120 of that being new coming onto the market in November. The land is staying on the market longer at 133 median days. Currently, there are forty-three commercial properties also listed in the MLS.

LAND:  During the month of November land sales were down in Watauga, Ashe, and Avery Counties however land sales were up in Alleghany County. There was a total of sixty-nine closed land sales for a combined total of $7.6 million. The combined median sales price was $70,000.

COMMERCIAL: There was one commercial sale in Avery County recorded to the High Country MLS during the month for $140,600. That property stayed on the market for 165 days.

Alleghany County: Realtors® closed on seventeen sales in November. Eight of those were residential sales for a combined closing total coming to $2.6 million. That median sales price was $361,500 and the median days those properties were staying on the market was twenty-five days. The total of the nine in land sales was $785,500 and the median sales price was $43,000 with 197 median days on the market.

Ashe County: Realtors® closed on fifty-six sales in November. Thirty of those were residential sales for a combined closing total of $11.85 million. The median sales price was $392,500 and sixty-eight median days on the market. The twenty-six in land sales had a combined sales total of $1.9 million. The median sales price was $45,000 and 136 was the median days on the market.

Avery County: Realtors® closed on fifty-three sales during the month. Forty-three of those were residential closings totaling $20.6 million. The median sales price was $345,000 and the median days on the market were forty-three days. The ten land sales combined closing was $1.9 million with a median sales price of $142,500 and 142 median days on the market.

Watauga County: Realtors® closed on 104 properties during November. Eighty of those were residential sales with a combined closing price of $51.5 million for the month. The median sales price came in at $534,000 and fifty-three as median days on the market. The remaining sales were twenty-four in land closings for a combined price of $2.9 million. The median sales price was $78,430 and 106 were the median days on the market.
