December 2024 MLS REPORT

The High Country Real Estate Market of Alleghany, Ashe, Avery, and Watauga Counties saw sales down 24.8%, and inventory was up 2.7% compared to December 2023. In December 2024, there were 121 closed sales on single-family and condo/townhouse properties. The combined closing total for December was $76.6 million. The combined closing total for December in 2023 was $101.1 million. Hurricane Helene is likely attributing to this difference. The combined median sales price for all four counties was $500,000 for December 2024, up 6.4% compared to December 2023.

Nationally: According to a recent National Association of Realtors® report “Home sales momentum is building,” says NAR Chief Economist Lawrence Yun. “More buyers have entered the market as the economy continues to add jobs, housing inventory grows compared to a year ago and consumers get used to a new normal of mortgage rates between 6% and 7%.”

INVENTORY: Alleghany, Ashe, Avery, and Watauga Counties had 580 active single-family and condo/townhouse listings during December, with 105 new listings coming onto the market. This is a 4.8 supply of inventory, up 36.6% compared to December 2023.

LAND: Our four counties had 1,237 active land listings during December, a 22.5-month supply of local land inventory. This is noticeably up compared to December 2023. Land sales for December 2024 were $5.4 Million.

COMMERCIAL: In December, thirty-four active commercial properties were listed in the High-Country Multiple Listing Service. There were no commercial sales within the four counties in December 2024.

Alleghany County: Realtors closed on eight residential sales. The county's median sales price for December is $263,500, down 7.4% compared to December 2023. There are currently fifty-two active residential listings in the county. Eight land closings were coming in for December, with a median sales price of $63,000. There are currently 215 active land listings in Alleghany County.

Ashe County: Realtors closed on twenty-three residential sales for December, and that median sales price came in at $385,000. Although closed sales were 41.0% down, the median sales price was up 11.6% compared to December 2023. There are 87 active residential properties in the county. There were thirteen land sales for December, and the median sales price was $38,500. There are currently 340 active land listings in Ashe County.

Avery County: Realtors closed on thirty residential properties during December, with a median sales price of $462,500, down 7.5% from December 2023. There are 191 active residential properties currently in Avery County. Avery County saw 8 land sales in December, with a median sales price of $52,500. There are 253 active listings for land in Avery County.

Watauga County: Realtors closed on sixty residential properties in December, and the median sales price was the largest in our counties, at $615,000 up 15.0% from this same time last year. There are 250 active residential properties in the county. There were twenty-five land closings reported, and the median sales price was $38,000. There are currently 429 active listings for land in Watauga County.
